A conservation easement has been granted to the City of Naples and the North American Land Trust, preserving 104.6 acres of the Naples Beach Club property for recreation and open space. The easement applies to more than 80% of the 125.4-acre beach resort, ensuring the property’s golf course remains dedicated to these uses in perpetuity.
The resort is scheduled to open in fall 2025, with construction already underway under direction of Suffolk Construction.
The Naples Beach Club, developed by The Athens Group in partnership with BDT & MSD Partners, includes plans for a new stormwater system that will exceed city and state requirements. This move is part of a broader effort to protect the environment while enhancing the community’s resilience to future challenges.
“The City of Naples is proud to accept this historic conservation easement, which will preserve greenspace in the heart of Old Naples and Coquina Sands for future generations,” said Jay Boodheshwar, city manager. “This generous action should serve as a model for other redevelopment projects in Naples, Southwest Florida, and beyond.”
Jay Newman, Chief Operating Officer of The Athens Group, emphasized the collaborative nature of the effort, which included input from six local homeowner associations. “We are proud of this achievement, which reflects our commitment to environmentally responsible development and to the residents of Naples,” Newman said. “We hope other developers will follow suit in preserving natural resources for future generations.”
The Naples Beach Club is located along 1,000 feet of Gulf of Mexico beachfront. The 125-acre luxury resort and residential development will feature a 215-room Four Seasons Resort, offering high-end amenities, dining options, and the area’s only beachfront dining at HB’s on the Gulf and the Sunset Beach Bar.
