Fort Lauderdale-based Pasquale Kuritzky Architecture, Inc. (PKA) says two of its Pompano Beach projects have just received site plan approval and have entered the construction document phase.
“We’ve been able to keep viable projects in the pipeline through a new approach to the real estate development process,” PKA president Joseph Pasquale said in a statement.
“The Pompano project Aviara Corporate Park is an example of our new strategy of selecting the ideal site for development, securing the property, conducting marketing and product feasibility studies, then designing the right product for the marketplace and matching it with a qualified developer,” Pasquale said. “This way we are able to map out our own corporate growth in new, promising markets and with new product types, as well as create closer relationships with real estate development partners.”
PKA says it has partnered with MAG Real Estate and Development Inc. and is providing full services from design through construction administration for both properties. Aviara East Pompano is a mixed-use multi-building property located at the gateway to Pompano Beach at the corner of McNab Road and Dixie Highway, with 8,962 sq. ft. of rentable retail space on the ground floor topped by 60 residential apartments on the second to sixth floors.
An eight-story residential building will offer 168 1BR and 2BR apartments. The third building is a leasing and management office combined with 4,296 sq. ft. of recreational amenity space including fitness room, lounge, game room and more, plus pool, sun deck, cabana and barbeque area. Construction completion is expected by the end of 2021. PKA senior project manager is Chris O’Farrell.
Aviara Corporate Park: More 40,000 sq. ft. of office and warehouse in three buildings at the 1200 block of NW 31st Avenue in Pompano Beach, plus an additional 49,000 sq. ft. four-story Class A commercial office building. PKA Project Manager is Julie Rios. Construction completion is expected by the end of 2021.
Other projects underway by PKA for which Pasquale has secured the site and is currently in design for real estate developers’ review include Sunset Lake View, a 42-unit garden apartment complex in Flagler Beach and Aviara Palm Coast, 258 garden apartments in Palm Coast. Also in the pipeline are two additional mixed-use projects in the Daytona area.
