The City of Fort Lauderdale’s Development Services Department is hosting a series of community meetings to discuss proposed amendments to mixed-use zoning standards along major corridors. These meetings aim to gather public feedback on development challenges and opportunities, including streetscape design and transitions to adjacent residential areas.
The next session will be held on Sept. 19 from 6:30 to 8 p.m. at the Beach Community Center, 3351 NE 33rd Ave. This meeting will specifically address issues related to City Commission District 1 and will feature a presentation followed by a question-and-answer segment.
The purpose of these meetings is to collect input on how best to guide future development while ensuring the protection of neighborhood integrity. The city is seeking to address the evolving needs of its corridors, balancing new development with the preservation of surrounding residential areas.
Zoning amendments are part of the City Commission’s Smart Growth initiative, which is focused on managing development in a sustainable and organized manner. This effort aligns with the adopted amendments to BrowardNext, Broward County’s Land Use Plan, and the State’s Live Local Act. The new regulations aim to establish form-based standards that address building and streetscape design, and the transition between commercial developments and residential neighborhoods.
Currently, the major corridors in the city are characterized by single-use, vehicle-centric commercial development. The proposed changes are designed to promote a more sustainable growth pattern, incorporating a mix of uses, supporting multi-modal transportation, and providing diverse housing options. This approach is expected to enhance the city’s livability and ensure that new developments harmonize with existing neighborhoods.
