Developer Fifield Cos. breaks ground on Avida Aventura Apartments in Miami-Dade County

Avida Aventura Street View Rendering: Fifield Cos. has started construction on Avida Aventura, a 266-unit apartment development located on Dixie Highway, across Biscayne Blvd. from Aventura Mall, and steps from the new Aventura Brightline high-speed rail station.

National developer Fifield Cos. says it has started construction for Avida Aventura, a 266-unit, transit-oriented apartment community in north Miami,

“Avida will meet the growing demand in the Aventura submarket where options are limited for renters seeking upscale residences,” Fifield Cos. president Erin Spears said in a Feb. 3 statement. “With construction on the nearby Aventura Brightline station underway and the Miami metro rental market continuing its upward trajectory, breaking ground on an apartment building that brings the unit mix, amenities and services of a downtown-style building to this market comes at the right time.”

Fifield says it has partnered on Avida with capital partners CrowdStreet, an online real estate investing platform, Chilean real estate development firm Sencorp, and Bank OZK. The building was designed by MSA Architects, with ID & Design International handling interior design, and Current Builders as general contractor.

The eight-story structure at 19401 W. Dixie Hwy. will include a diversity of apartments, including several three-bedroom apartments.There also will be studio, one and two-bedroom units.

Amenities at Avida will include a 20,000-square-foot rooftop entertaining deck with a resort-style heated pool, shade cabanas, dining areas, grills, sauna and spa; dog spa; fitness center; two resident lounges with dining and coworking/hosting areas; and dedicated coworking space with private office or conferencing rooms and a variety of open work areas.

“As we do with all our buildings, we are approaching this development to integrate seamlessly into the Aventura lifestyle and community, which is known for its highly social energy and affinity for design,” said Navi Sandhu, senior vice president at Fifield Cos. “From the resort-inspired design throughout the common areas and residences, to the live-work-play amenities, Avida Aventura will offer the holistic, elevated experience renters in this part of southeast Florida are seeking.”

Meanwhile, Fifield Cos. is also  developing an eight-story, mixed-use residential building in Miami’s Wynwood neighborhood. Located at 65 NE 27th St. near the proposed Wynwood Brightline station, the building will include 210 apartments, nearly 10,000 sq. ft. of retail space and a pedestrian paseo. Fifield plans to begin construction on the Wynwood project in fall 2022.
