Corner Lot’s Spanish Forest development approved to provide workforce housing in St. Augustine

The St. Johns County Board of County Commissioners on April 19 unanimously approved Spanish Forest, Corner Lot’s newest residential development in St. Augustine.

The developer says in a statement that the project is being developed through St. Johns County’s Workforce Housing zoning classification as an attainable housing solution for local residents.

Plans are to build 106 single family residences on 32 acres, with park-like amenities, trails, and open space.

The development would include a combination of Breeze Homes townhouses and detached single-family homes. Corner Lot is working with representatives from the community to determine a final development name that represents the history and culture of the surrounding neighborhoods.

“The need for work force housing in St. Augustine and St. Johns County is well documented and Spanish Forest gave us the opportunity to meet that demand while also building a community people will be proud to call home,” Corner Lot CEO Andy Allen said in a statement.

“I’d like to thank Billy Zeits and Michael Ryan for their local knowledge and for working closely with members of the West Augustine community, St. Johns County staff, and the commissioners to solicit their input into the project. We’re grateful for the community’s assistance in helping ensure Spanish Forest is compatible with the surrounding community.”

The development has been designed to preserve the wetlands that run throughout the site. In addition, the community will be linked to the existing sidewalks on Duval Street, allowing residents to connect directly to bike and pedestrian facilities and the Solomon Calhoun Community Center.

The project is scheduled to break ground in Fall 2022 and be complete in Winter 2023.
