Plans unveiled for new mixed-use Town Center in Northeast Tallahassee’s Canopy community

Plans are moving forward for a new commercial town center in the Canopy neighborhood of northeast Tallahassee, marking a major commercial development phase for one of the capital city’s fastest-growing master-planned communities.

As earlier reported by local television station WTXL ABC 27, the proposed Canopy Town Center will serve as a central retail, dining, medical, and service hub located along Welaunee Boulevard near Capital Circle Northeast and Fleischmann Road.

The development encompasses a 15- to 19-acre site situated at the geographic core of the 500-acre Canopy development. According to project marketing materials and regulatory filings from Premier Commercial Group, the site is fully entitled for up to 170,000 sq. ft. of mixed-use commercial space, structured across 12 planned commercial buildings across 14 pad sites.

Flexible site plans accommodate floor plans ranging from 1,500-sq. ft. small-shop retail units up to 100,000-sq. ft. anchor spaces. The development design also allows for multi-story options featuring residential units situated above ground-floor retail and office spaces.

The site is being delivered with core infrastructure complete, including rough grading, utility connections, storm drain stubs, and off-site stormwater management capacity.

Several major institutional and commercial anchors are already operational or underway adjacent to the Town Center site, including:

  • A Tallahassee Orthopedic Clinic facility (built and operational)
  • A 180-bed assisted living facility (built and operational)
  • A site for a Tallahassee Memorial Healthcare (TMH) medical campus
  • A funded 60,000-sq. ft. city-owned Senior Center
  • A 60,000-sq. ft. church facility site
  • A planned 100,000-sq. ft. family entertainment facility

The larger Canopy master-planned community, built primarily by Tallahassee-based Premier Fine Homes, is planned for roughly 1,700 total residential units, including single-family homes, townhomes, and multi-family apartment units, along with neighborhood parks, trails, and a central clubhouse amenity complex.

Real estate brokerage Premier Commercial Group is managing ground leases, pad sales, and build-to-suit commercial opportunities for the project. Commercial advisers Tracy Waters and Al Russell serve as listing agents for the Town Center acreage.

Development in the corridor aligns with broader city infrastructure planning, including the long-term planned Interstate 10 interchange near Welaunee Boulevard to support northern growth across Leon County.
