Pembroke Pines: Self-storage complex and distribution warehouse planned

A distribution warehouse and a self-storage complex have been proposed for western Pembroke Pines.

The city’s planning and zoning board reviewed both of the projects on Dec. 10.

The Bergeron Distribution Center would total 170,373 sq. ft. on 13 acres at 19700 Stirling Rd.,  just east of U.S. 27. The warehouse would have a 32-ft. clear height and 52-ft. column spacing.

Principal Lonnie Bergeron said the site is zoned heavy industrial because the nearby landfill makes it incompatible with residential uses. Bergeron built a connector to U.S. 27, which leads to Port Everglades via Interstate 595 and Florida’s Turnpike south into Miami-Dade County.

“It’s a preferred route used by many trucking companies,” Bergeron vice president of real estate Frank Saia said. “We feel our property’s proximity to U.S. 27 will attract a lot of distribution-style users in our park.”

As well, South Florida Business Journal reports Manley-Storage wants to built a 112-362-sq. ft. self-storage complex and a separate 1,500-sq. ft. commercial building on the 3-acre site on the east side of Franklin Academy at 18800 Pines Blvd.

John Manley said Pembroke Pines has always been a good area for self-storage and Pines Boulevard has lots of traffic.

“There hasn’t been a lot of new competing developments in the last five years and the existing competitors there are mostly older generation stuff,” Manley told the business publication. “We feel there is more than enough demand for the amount of storage space coming into the market.”
