PCL Construction Services, Inc. reached a significant milestone in the development of the highly anticipated Encore Lot 12 mixed-use project with the installation of its first tower crane. Situated in the heart of Tampa’s Encore District, the crane marks the official start of vertical construction as the 20-story building begins to take shape. The project will bring vital community amenities, including affordable medical office space, a grocery store within walking distance, and market-rate apartments, all designed to enhance the quality of life for residents and strengthen downtown Tampa.
“This milestone is an important step forward — or should I say, upwards,” said Eric Nixon, PCL construction manager. “We are excited to see this project take shape and are committed to delivering it on time while providing lasting benefits to the surrounding community.”
The Encore Lot 12 development will be a 646,842-square-foot, mixed-use building that transforms the downtown landscape. The ground floor will include a grocery store and a six-level parking garage for added convenience. The seventh floor will house medical office space, while the eighth floor will feature a pool, pickleball court, and other amenities for residents. The upper floors will offer market-rate housing, providing a balanced blend of comfort and convenience.
“We’re excited to partner with PCL on this transformative project, which is part of a larger, master-planned development bringing new energy to downtown Tampa,” said Michael Grill, director of construction at Aureate Development, LLC, a company led by Dr. Kiran C. Patel. “This project will serve the diverse needs of Tampa’s residents, creating a space for families of all kinds.”
Since breaking ground in spring 2024, the project has made significant progress, with permitting, utility installation, and foundation work all on track for the planned completion date of fall 2026.
“The Encore Lot 12 project represents a major development in the heart of Tampa,” said Rick Goldman, senior vice president of PCL’s Florida Buildings Group. “We look forward to seeing the project come to life and deliver its benefits to the community.”
