Live Oak Contracting launches $83 million construction project in Jacksonville

Contractors broke ground on the first phase of the $83-million One Riverside Ave. development in Jacksonville’s Brooklyn neighborhood last week.

Live Oak Contracting is the contractor on the project, which includes building two seven-story apartment buildings with 270 units. An eight-story parking garage is also planned for construction.

Designed by developer TriBridge Residential, architect Dwell Design Studio, and civil engineer Prosser, the project includes two seven-story apartment buildings with a total of 270 units.

Landscaping and hardscapes designed by Land Designed and interior design by Banko Design. There will also be an eight-story shared parking structure with 625 parking spaces and one single-story 3,000 sq.-ft. co-work building. The total project is valued at around $83 million.

According to Live Oak Contracting President & CEO Paul Bertozzi, the mixed-use development represents an exciting milestone for Jacksonville.

“With this development, our city is looking to the future, and we’re honored to be part of it,” Bertozzi said. “There’s a tremendous need for housing in this area, from those relocating and locals alike. We think there will be a ton of demand at this beautiful property, and we can’t wait to see all the new residents enjoying it.”

Phase 1 will include 271 multi-family units, 39,256 sq.-ft. of retail space including a grocer and riverfront restaurant and a parking garage.

Phase 2 will include 125 multi-family units and 15,000 sq. ft. of retail. The total cost is: $182 million.

Demolition of the 55-year-old Times-Union building began in early May. The first phase is set to be completed at the end of 2024.
