Barron Collier Companies (BCC) and CAPREIT have announced a partnership to develop Imperial 41, a mixed-use project aimed at revitalizing a downtown property that has sat vacant for two decades. The project is a public-private partnership with the City of Bonita Springs.
Imperial 41 will span the Imperial River and include two buildings with a total of 120 modern apartment homes and 19,000 sq. ft. of commercial space. The north building will be fully residential, while the south building will combine first-floor commercial units with residential apartments and resident amenities above.
Blake Gable, CEO of BCC, said the project reflects collaboration with city officials and local residents.
“In 2020, we proposed the idea of a PPP with the City of Bonita Springs. We worked closely with them and incorporated feedback from residents to create a development that supports and strengthens the community,” Gable said. “Imperial 41 will contribute to the downtown area by improving livability, walkability, and public amenities. It’s an exciting step forward for Bonita Springs.”
The project, designed by RG Architects, will include several public spaces and amenities:
- Two designated public parks
- Public restroom
- Public bike racks
- Public fire pit
- Public parking
BCC will manage commercial leasing, while CAPREIT will oversee residential operations. Andrew Kadish, CAPREIT CEO and CIO, said the partnership reflects the companies’ shared commitment to sustainable growth.
