Seritage Growth Properties has started demolishing the former Sears store at Orlando Fashion Square to make room of a new $19.9 million project.

According to the Orlando Business Journal, plans including constructing new buildings to house a 60,000-sq. ft. Floor & Decor store and a more than 40,000-sq. ft. Orchard Supply Hardware.

Located on the northeast corner of Maguire Blvd. and E. Colonial Dr. in downtown Orlando, Seritage owns the 17.98-acre Sears-anchored parcel at the mall, for which it filed a mixed-use redevelopment Master Plan with the city back in September.

Meanwhile, Seritage’s overall project at Fashion Square also will include redeveloping the former Sears Auto Center building into 17,127 sq. ft. of small-shop space and restaurants, which may include a LongHorn Steakhouse on an outparcel, OBJ previously reported.

The project is expected to be completed in second-quarter 2018, according to Seritage’s first-quarter earnings report.

In Seritage’s Phase 2 of redevelopment, a multifamily building would be added to the west of the mall’s parking garage with up to 133 apartments, on what is currently 4.97 acres of surface parking. The company has not indicated a timeframe for when that phase would be activated.
