Three major redevelopment projects proposed in Hollywood

Three new major projects have gone before Hollywood’s Technical Advisory Committee on May 1 for staff comments, South Florida Business Journal has reported. They would then require commission approval.

PrivCap Cos. presented one of the largest projects. The developer wants to build a mixed-use project on the vacant 6.1-acre site at the northeast corner of 441 and Griffin Rd.
The estimated project cost is $48 million.

The developer has partnered with Lon Tabatchnick, developer of the Margaritaville Hollywood Beach Resort, on 441 Roc.

“This is a great opportunity to kick start the 441 corridor, which is under renovations now with road improvements and complete streets,” Tabatchnick said.

The Roc 441 site plan consists of an 8-story apartment building with 180 units totaling 114,637 sq. ft. of leasable space, a 6,119-sq. ft.-foot Wawa with 16 fueling stations, a 2,562-sq. ft. Wendy’s restaurant, and a 25,950-sq. ft. self-storage facility. The apartment building would include a pool, amenity deck and parking garage. The site would have 352 parking spaces.

“This brings what has been missing in that location,” said PrivCap CEO Donny Cohen. “With the redevelopment of 441, the expansion of the Hard Rock and Nova Southeastern University 3.5 miles away, apartments are a great asset to that location.”

Cohen said he picked the name 441 Roc because of the nearby Hard Rock.

International Design Engineering Architecture (IDEA) designed the project. Attorney Wilson C. Atkinson III represents the developers.

For the second project, Chai Developers wants to build a 6,595-sq. ft. multi-tenant retail building and a 3,500-sq. ft. bank building at the 8.2-acre site at 101 S. State Rd. 7, on the southeast corner of Hollywood Blvd. The estimated project cost is $5 million.

The existing retail building would be renovated, including the addition of windows and interior space design for new uses. The first floor would have 17,600 sq. ft. for a retail tenant, 18,000 sq. ft. for a gym, small retail bays totaling 8,175 sq. ft., and 18,895 sq. ft. staying with Gordon Food Service. The second floor would have 75,710 sq. ft. of offices. There would be rooftop parking spaces.

Design Tech International is the project architect. It is on the site of the former Hollywood Fashion Center Mall. The rest of the former mall was recently redeveloped as the Walmart-anchored Place at Hollywood.

In the third project, the Badcock Home Furniture store at 2147 Pembroke Rd. could be replaced by a four-story self-storage building.

The 1.67-acre site with a 19,692-sq. ft. furniture store is currently owned by John W. Baber, Janet Baber Parasmo, and James C. Baber, members of the family that owns Badcock Home Furniture. The application says the site is under contract to New York-based Andover Properties for the development of a $7 million Storage King USA.
