The City of Tampa and Tampa-based developer Blue Sky Communities have officially kicked off Phase 2 of The Adderley, a new affordable housing development.

The 128-unit multifamily complex, located at the intersection of Nebraska Avenue and Busch Boulevard, connects the Sulphur Springs neighborhood with the Uptown District. Interviews for potential residents have now begun.

This phase of the project received crucial support from the City of Tampa, which contributed $2 million through a State Housing Initiative Program (SHIP) Grant and American Rescue Plan Act (ARPA) funds. These resources are intended to help maintain affordable housing options for low-income families.

“The demand for affordable housing in Sulphur Springs and Uptown is significant,” stated Kayon Henderson, Housing and Community Development Director. “Our partnership with Blue Sky Communities aims to inspire further development along Nebraska Avenue and address this critical need.”

The Adderley was made possible through a proposal by Blue Sky Communities in response to the City of Tampa’s Low-Income Housing Tax Credit Program, which offers federal tax credits to offset construction costs in exchange for reserving units for lower-income households. All 128 units in The Adderley are designated as affordable.

Applicants for The Adderley must earn 80% or less of the area median income to qualify. The complex features one, two, and three-bedroom units with the following starting rental rates based on income levels:

Mayor Jane Castor highlighted the significance of the development: “Providing affordable housing for our most vulnerable residents and allowing them to remain in their communities is a major priority. The Adderley will help alleviate the ongoing challenge of housing costs for many in our area.”
