The Avenir development project — formerly known as Vavrus Ranch — is moving through the regulatory/approval process, on the way to becoming what may be one of the largest projects in southern Florida.

Palm Beach Gardens has scheduled a public planning and zoning workshop for the site on Oct. 13 at 6 p.m. in city council chambers.

The developers have significantly revised their plans since the  original 2013 introduction. The number of homes was reduced from 7,600 to 3,985 as more land was set aside for conservation and parks. The developers hope a university will decide to set up a campus in the area, South Florida Business Journal has reported.

In 2012 Coral Gables-based Avenir Holdings, managed by David Serviansky of Landstar Development Group, bought 4.763-acre site at 12200 Northlake Blvd., the acquisition price was $20 million.

The developer has requested a conservation overlay for the property’s northern and western 2,426 acres, with 300 of those acres for agriculture. It would build parks on 110.9 acres. Another 60 acres would be deeded to the city for a nine-hole expansion of its municipal golf course, plus 15 acres would be set aside for city police and fire stations and 15 more acres for a school.

Avenir is part of a western development blitz in Palm Beach County that includes the 4,929-acre Indian Trail Groves by GL Homes and the 225-acre Gulfstream Polo by Pulte Homes Corp.
