Related Development LLC and Pelloni Development Corp. plan $60M projects in Maitland

Lake Mary-based Pelloni Development Corp. and Miami-based Related Development LLC are working on a proposed $60 million mixed-use complex to a 350-unit luxury multifamily community with a 130,000-sq. ft. retail plaza in Maitland.

Related plans to build its first Central Florida community with garden style apartments and two-story townhomes some with one- and two-car garages.

“Maitland is one of Central Florida’s premier communities, and we are very excited with this opportunity and our first Orlando-area project,”  said Related Development president Steve Patterson.

Meanwhile, Pelloni Development Corp. plans to build The Shoppes, featuring a specialty grocer, trendy shops, a coffee house, and casual and upscale restaurants with outdoor seating areas, gathering spaces and pocket parks.

Both projects, developed separately, will be located on Maitland Blvd. east of Interstate 4 is the location for the both projects but they will include similar architectural elements inspired by neo-traditional Caribbean architecture, and will include walkable features. Additionally, a 10-acre piece of the planned development will be a future nature preserve with amenities possibly including  a trail and nature observation areas.

Orlando Business Journal reports that a name for the project hasn’t yet been released but the project will bring hundreds of temporary construction jobs to the region.

Kimley-Horn & Associates is the civil engineer for the overall development; Winter Park-based ACi Inc. will be the architect for the retail component; and Maitland-based Humphreys & Partners Architects/Florida LLC will be the architect for the residential project. No contractors have been selected yet.

The property owner, Winter Park-based Battaglia Group Management LLC, is expected to seek City of Maitland approvals for the project through several public hearings starting this month. Battaglia Group likely will then sell the two parcels to Related Development and Pelloni Development, while keeping one-third of the property for future development, sources close to the project told Orlando Business Journal.

Battaglia Group’s related BPL Maitland Concourse North LLC currently owns the 96-acre site, Orange County records showed.
