Florida-based real estate investment and management firm Keating Resources has selected PREMIER Design + Build Group, LLC to construct its newest commercial distribution center in Tampa. The 179,080 sq. ft. facility is designed with a number of energy-efficient and sustainability-minded features, including LEED-approved roofing, solar panels and a water reuse system that will supply landscape irrigation.

“We’re proud to support Keating Resources in its commitment to sustainability,” says Omar Lopez, PREMIER’s Southeast market leader. “The new facility will combine state-of-the-art construction with energy-efficient features that build sustainability right into daily operations.”

The tilt-wall and steel frame structure will feature 32 ft. clear height ceilings, Early Suppression Fast Response (ESFR) fire sprinklers and 1200 amp, three-phase electrical service. A heat-reflective 60 mil. TPO roofing system will help reduce energy use while aiding in the recapture of rainwater for landscaping purposes.

Once completed, the development will be the first LEED certified distribution center in Hillsborough County per the U.S. Green Building Council (USGBC).

To promote efficient loading and unloading, the distribution facility will also include 54 truck docks and three drive-in doors. Its concrete lot is expected to offer an additional 52 trailer spaces and 117 parking spots.

Project managers Micah Shaw and Adianez Lugo and project superintendent Chuck Rugila are overseeing the project for PREMIER, and Heitman Architects, Inc. is providing architectural services. Engineering support is being provided by George F. Young, Inc. The structure’s shell is expected to be complete by the end of 2019.
