Construction progressing on new
marina at One Particular Harbour
Margaritaville on Anna Maria Sound
Minto Communities and Margaritaville Holdings say that
construction is progressing on the new deep-water marina
at One Particular Harbour Margaritaville, at Harbour Isle, a
220-acre private island community on Anna Maria Sound
in Bradenton.

The One Particular Harbour Margaritaville marina and ad-
joining neighborhood of 132 residences are being devel-
oped by Minto in partnership with Margaritaville Holdings.

The marina construction will be completed in the spring of
2018, the developer says.

“The marina’s in-water dredge was completed in July,
seawall construction has commenced and dock installation
is slated for completion by the end of the year,” says Minto
senior vice-president William Bullock. “Construction is on
schedule and we are in preliminary discussions with Mar-
garitaville regarding amenities.”
Featuring direct, no-bridge access to the Gulf of Mexico,
the marina will include 55 wet slips and 128 dry slips, ships
store, and up to 30,000 sq. ft. of commercial space with a
signature Margaritaville restaurant concept, entertainment
and shops. There will be floating boat docks and an en-
closed boat storage facility capable of supporting vessels
up to 42 ft. in length.

One Particular Harbour Margaritaville is the third and
newest neighborhood at Harbour Isle.

Developer expects to select general
contractor in 2018 for former Orlando
AT&T office building renovation
West Second Street Associates (WSSA) is finalizing de-
signs for a $36 million complete renovation of the former
AT&T office building at 500 N. Orange Ave. in downtown
Orlando. The Orlando Business Journal reports that the devel-
oper, based in Flint, MI, expects to select a contractor in
the first quarter of 2018. The architect is Baker Barrios.

Located on the northwest corner of N. Orange Ave. and
W. Amelia St. the 2.25-acre parcel has a five-story building
with about 118,500 sq. ft., built in 1980.

WSSA acquired the property and building for $7 million
in March 2015 from Southern Bell Telephone and Tele-
graph. It has remained vacant for the past 24 months.

It’s unknown when construction work will start.

The company initially considered in 2015 to convert the
building into a 354-unit multifamily complex, but the de-
mand for downtown apartments and price per square foot
didn’t support the conversion costs.

However, “we continue to engage select contractors
and vendors for a future construction award,” Christopher
Haridopolos of Fulcrum Management Corp. told OBJ.

The vacant 118,517-sq, ft. structure will be stripped
down to its skeleton, leasing agent CBRE Group Inc. previ-
ously told the business publication. A 400-space parking
garage also is planned for the development.

The building between Amelia and Concord streets just
south of West Colonial Dr. could introduce some much
needed office space in downtown Orlando, which has sev-
eral multifamily developments.

LandSouth builds $39 million
Jacksonville apartment community
LandSouth Construction, a Jacksonville based general
contractor specializing in multifamily, senior housing and
mixed-use developments, says it is building, a $39 million
apartment community in the community.

Located at 8867 AC Skinner Pkwy., near the St. Johns
Town Center between downtown and the Beaches, con-
struction is scheduled to begin this month with completion
slated for June 2019.

“This project is an example of the popular ‘new urban’
look that is being incorporated into apartment design and
construction right now,” LandSouth CEO and president
James Pyle said in a statement.
