                    },

                        "data": "safety. These scenarios, according to "
                    },

                        "data": "News Channel 8, can cause costly "
                    },
                    {
                        "data": "repairs, code violations, and other "
                    },

                        "data": "liabilities. On Sept. 29, a similar arrest was "

                    },
                    {
                        "data": "punch of hurricanes Harvey and Irma "
                    },
                    {
                        "data": "have wreaked havoc across the Gulf "
                    },
                    {
                        "data": "Coast in September. Once all the dam- "
                    },
                    {
                        "data": "age is tallied, Harvey is likely to be the "
                    },
                    {
                        "data": "costliest storm to impact the U.S. "
                    },
                    {
                        "data": "Irma’s path through the Keys, then up "
                    },
                    {
                        "data": "the west coast of Florida, took it away "
                    },
                    {
                        "data": "from a direct hit to Miami. And while "
                    },
                    {
                        "data": "the storm itself was as wide as the en- "
                    },
                    {
                        "data": "tire state, the turn to the west likely "
                    },
                    {
                        "data": "lowered the severity of damage in "
                    },
                    {
                        "data": "terms of total dollars. "
                    },
                    {
                        "data": "Estimates from Moody’s Analytics "
                    },
                    {
                        "data": "places the total cost of Irma in the "
                    },
                    {
                        "data": "range of $60-90 billion – a significant "
                    },
                    {
                        "data": "event that will certainly impact the re- "
                    },
                    {
                        "data": "gion’s economy, but still below Har- "
                    },

                        "data": "vey’s expected destructive toll of "
                    },

                        "data": "In the initial aftermath of the storm, "
                    },

                        "data": "more than 60 percent of Florida was "

                        "data": "businesses will be closed resulting in "

                        "data": "2011, starts in Florida reached a cycli- "

                        "data": "cal low of $22.8 billion. By 2016, total "
                    },

                        "data": "construction starts in the state "
                    },

                        "data": "reached $55.1 billion, with broad- "
                    },
                    {
                        "data": "based growth in residential and non- "
                    },

                        "data": "residential buildings, as well as public "
                    },
                    {
                        "data": "works and utilities. "
                    },
                    {
                        "data": "Prior to Irma, 2017 had been shap- "
                    },
                    {
                        "data": "ing up as another strong year for "
                    },
                    {
                        "data": "starts in Florida. Through the first "
                    },
                    {
                        "data": "seven months of the year, non-resi- "
                    },
                    {
                        "data": "dential building starts had risen 32 "
                    },
                    {
                        "data": "percent from the same period of "
                    },
                    {
                        "data": "2016, while public works and utilities "
                    },
                    {
                        "data": "starts were 21 percent higher. Resi- "
                    },

                    },

                    },

                        "data": "through July. Based on historical data "
                    },
                    {
                        "data": "through the second quarter of 2017, "
                    },

                        "data": "Dodge Data & Analytics had predicted "
                    },

                        "data": "Florida’s total construction starts "
                    },
                    {
                        "data": "would rise nine percent for the full "
                    },

                    },

                    },

                    },

                    },

                    },
                    {
                        "data": "with the projection of the ultimate out- "
                    },
                    {
                        "data": "come of the repurposed commercial "
                    },
                    {
                        "data": "property, and it is most likely to origi- "
                    },
                    {
                        "data": "nate if it can predictably throw off a "
                    },
                    {
                        "data": "sustained acceptable net income for "
                    },
                    {
                        "data": "at least 10 to 12 years. With the lim- "
                    },
                    {
                        "data": "ited exception of cash buyer owners, "
                    },
                    {
                        "data": "the attractiveness of the repurpose "
                    },
                    {
                        "data": "scheme to commercial lenders is typ- "
                    },
                    {
                        "data": "ically the starting point. Since the "
                    },
                    {
                        "data": "cheapest money to borrow has histor- "
                    },
                    {
                        "data": "ically been for loans of at least 10 "
                    },
                    {
                        "data": "years, the repurposed use must "
                    },
                    {
                        "data": "demonstrably show that the net oper- "
                    },
                    {
                        "data": "ating income will support the debt "
                    },
                    {
                        "data": "payments and achieve a loan to value "
                    },
                    {
                        "data": "ratio of usually 70 percent or less over "
                    },
                    {
                        "data": "the life of the loan, plus years follow- "
                    },
                    {
                        "data": "ing to allow for refinancing. "
                    },
                    {
                        "data": "In addition to the search for con- "
                    },
                    {
                        "data": "ventional financing, federal and state "
                    },
                    {
                        "data": "recovery funds are now a separate op- "
                    },
                    {
                        "data": "tion to finance remediation and devel- "
                    },
                    {
                        "data": "opment of a new use for properties "
                    },
                    {
                        "data": "and structures which were damages "
                    },
                    {

                    },
                    {
                        "data": "flowing in from South and Central "
                    },
                    {
                        "data": "America by investors who are looking "
                    },
                    {
                        "data": "to maximize return by securing assets "
                    },
                    {
                        "data": "in the states, or are as interested in "
                    },
                    {
                        "data": "placing their assets outside the reach "
                    },
                    {
                        "data": "of certain governments. "
                    },
                    {
                        "data": "Unquestionably, properties which "
                    },
                    {
                        "data": "are experiencing the greatest chal- "
                    },
                    {
                        "data": "lenge to sustaining their value are "
                    },
                    {
                        "data": "older, traditional big box stores and re- "
                    },
                    {
                        "data": "tail malls and large walk-in bank build- "
                    },
                    {
                        "data": "ings. However, inventive thinking "
                    },
                    {
                        "data": "about the re-use of turnkey properties "
                    },
                    {
                        "data": "which are already heated and cooled, "
                    },
                    {
                        "data": "and which are usually attendant with "
                    },
                    {
                        "data": "plenty of available parking, is already "
                    },
                    {
                        "data": "turning profits for those who with vi- "
                    },
                    {
                        "data": "sion to create an entirely new con- "
                    },
                    {
                        "data": "cept. For example, creating a “destina- "
                    },
                    {
                        "data": "tion” for entertainment as something "
                    },
                    {
                        "data": "more than big box retail has found "
                    },
                    {
                        "data": "success in Bayside in Miami, Hyde "
                    },
                    {
                        "data": "Park in Tampa and Thornton Park in "
                    },
                    {
                        "data": "Orlando. Population draws brought by "
                    },
                    {
                        "data": "“event destinations” require a certain "
                    },
                    {
                        "data": "amount of work and advertising but in "
                    },
                    {
                        "data": "return are capable of taking relatively "
                    },
                    {
                        "data": "dead commercial space which reinvig- "
                    },
                    {
                        "data": "orates an entire sub-community. "
                    },
                    {
                        "data": "A survey of the greatest success "
                    },
                    {
                        "data": "stories of plain to fame in commercial "
                    },
                    {
                        "data": "rebuilding include the innovative who "
                    },
                    {
                        "data": "predicted the proliferation of charter "
                    },
                    {
                        "data": "schools, sometimes scoring state and "
                    },
                    {
                        "data": "private subsidies and other incentives "
                    },
                    {
                        "data": "to court the development of early and "
                    },
                    {
                        "data": "grade school education. Other types "
                    },
                    {
                        "data": "of successful re-uses of commercial "
                    },
                    {
                        "data": "properties are: entertainment, such as "
                    },
                    {
                        "data": "music and movie venues with adja- "
                    },
                    {
                        "data": "cent dining opportunities; hotels "
                    },
                    {
                        "data": "which have sprung in city cores from "
                    },
                    {
                        "data": "older office buildings or government "
                    },
                    {
                        "data": "centers which are no longer needed "
                    },
                    {
                        "data": "as such; community college or annex "
                    },
                    {
                        "data": "properties of established colleges and "
                    },
                    {
                        "data": "universities taking up residence in "
                    },
                    {
                        "data": "churches or former fora that have "
                    },
                    {
                        "data": "large auditorium spaces and plenty of "
                    },
                    {
                        "data": "parking. For example, the Aloft brand "
                    },
                    {
                        "data": "of hotel has purposefully singled out "
                    },
                    {
                        "data": "commercial buildings, former office "
                    },
                    {
                        "data": "space, and turned that into fashion- "
                    },
                    {
                        "data": "able (and needed) hotel room space in "
                    },
                    {
                        "data": "Florida’s metropolitan areas, and "
                    },
                    {
                        "data": "which, in turn, spawns new dining "
                    },
                    {
                        "data": "destinations and other commercial "
                    },
                    {
                        "data": "dollars for the surrounding areas. "
                    },
                    {
                        "data": "Added to the plan of action is the "
                    },
                    {
                        "data": "determination of any subsidies, grants "
                    },
                    {
                        "data": "or other government incentives that "
                    },
                    {
                        "data": "sometimes attend a city planner or "
                    },
                    {
                        "data": "leader’s desire to refresh a historic or "
                    },
                    {
                        "data": "venerable neighborhood or area. Few "
                    },
                    {
                        "data": "politicians are shy of words or pro- "
                    },
                    {
                        "data": "posed deeds, if elected, and the re- "
                    },
                    {
                        "data": "view of the last campaign platform of "
                    },
                    {
                        "data": "the local governing leaders will often "
                    },
                    {
                        "data": "serve up clues of areas where the city, "
                    },
                    {
                        "data": "county or state will support the rede- "
                    },
                    {
                        "data": "velopment of existing properties for "
                    },
                    {
                        "data": "the greater community good, as well "
                    },
                    {
                        "data": "as for those developers savvy enough "
                    },
                    {
                        "data": "to have done their homework. "
                    },
                    {
                        "data": "And, of course, parking and other "
                    },
                    {
                        "data": "access should be at the top of every "
                    },
                    {
                        "data": "page of analysis for redevelopment as "
                    },
                    {
                        "data": "the end users’ ability to park, and/or "
                    },
                    {
                        "data": "the willingness to use public trans- "
                    },
                    {
                        "data": "portation or valet, can mean life or "
                    },
                    {
                        "data": "death of a new going concern. In "
                    },
                    {
                        "data": "Florida, there are additional available "
                    },
                    {
                        "data": "investment dollars for centers and "
                    },
                    {
                        "data": "commercial space which is engi- "
                    },
                    {
                        "data": "neered to serve as hurricane shelters. "
                    },
                    {
                        "data": "A discussion of the successes and "
                    },
                    {
                        "data": "best practices is often placed in best "
                    },
                    {
                        "data": "context when compared with those "
                    },
                    {
                        "data": "repurposing ideas which decidedly do "
                    },
                    {
                        "data": "not work statistically as sustainable "
                    },
                    {
                        "data": "new uses, nor offer the needed net "
                    },
                    {
                        "data": "operating income. Independent "
                    },
                    {
                        "data": "church groups, unaffiliated with any of "
                    },
                    {
                        "data": "the nationally recognized and backed "
                    },
                    {
                        "data": "church organizations, are usually seen "
                    },
                    {
                        "data": "as among the biggest risks; for the "
                    },
                    {
                        "data": "most part, they are simply at the risk "
                    },
                    {
                        "data": "of the current parishioners’ contribu- "
                    },
                    {
                        "data": "tions for an income stream. Most "
                    },
                    {
                        "data": "lenders do not recognize this tenant "
                    },
                    {
                        "data": "use as occupancy at all or at best, "
                    },
                    {
                        "data": "place them at the lowest tier of ten- "
                    },
                    {
                        "data": "ants. The fabled “credit tenants” of the "
                    },
                    {
                        "data": "past decades are also on the ropes to "
                    },
                    {
                        "data": "the extent that retail is in the throes of "
                    },
                    {
                        "data": "full-fledged attack from e-tail and di- "
                    },
                    {
                        "data": "rect mail and supply. Non-retail uses "
                    },
                    {
                        "data": "such as schools and professional of- "
                    },
                    {
                        "data": "fices can add stability to the income "
                    },
                    {
                        "data": "stream but can also add greatly to the "
                    },
                    {
                        "data": "costs of specialized build-outs. "
                    },
                    {
                        "data": "Analysts of trends in commercial "
                    },
                    {
                        "data": "property have in common tackling the "
                    },
                    {
                        "data": "issue of whether the curtailing of tra- "
                    },
                    {
                        "data": "ditional retail due to Amazon-like influ- "
                    },
                    {
                        "data": "ences is here to stay or whether there "
                    },
                    {
                        "data": "may be a resurgence of the need for "
                    },
                    {
                        "data": "more local stores and outlets. Warn- "
                    },
                    {
                        "data": "ing: Will new development needs be "
                    },
                    {
                        "data": "able to adapt in a way that will coexist "
                    },
                    {
                        "data": "in a marketplace which may have no "
                    },
                    {
                        "data": "need or demand for Mom and Pops? "
                    },

                        "data": "Ideally, a repurpose plan is hedged to "

                    },

                        "data": "in their early 20s, no experience, "
                    },

                        "data": "brought them along, promoted from "
                    },
                    {
                        "data": "within, and now some of those long- "
                    },

                        "data": "term employees are raising families, "
                    },
                    {
                        "data": "succeeding in careers and are key "
                    },
                    {
                        "data": "components of the company’s cul- "
                    },
                    {
                        "data": "ture. While the industry is still male- "
                    },
                    {
                        "data": "dominated, she says there is potential "
                    },
                    {
                        "data": "for women who are prepared to work "
                    },
                    {
                        "data": "hard, who would prefer to be out- "
                    },

                        "data": "doors, and who are up to a challenge. "
                    },

                        "data": "“There are a lot of women I meet who "
                    },
                    {
                        "data": "are the back-bone of the companies "
                    },
                    {
                        "data": "they are with in many ways. They may "
                    },
                    {
                        "data": "not have the title but they have the re- "
                    },
                    {
                        "data": "sponsibility. The same could equally "
                    },
                    {
                        "data": "be true for a woman as part of a roof- "
                    },
                    {
                        "data": "ing crew.” "
                    },
                    {
                        "data": "Part of her own success within the "
                    },
                    {
                        "data": "industry she credits to coaches she "
                    },
                    {
                        "data": "has had who advised her to train oth- "
                    },
                    {
                        "data": "ers so the company does not rely "
                    },

                        "data": "solely on her. “I learned over time that "
                    },

                        "data": "I may not be able to find any one per- "
                    },

                        "data": "son to do exactly what I do but if I can "

                    },

                    },

                        "data": "she went along and ensuring that "
                    },

                        "data": "when she had something to say, it "
                    },
                    {
                        "data": "was of value and accurate. “Once you "
                    },

                        "data": "walk into a meeting and the others "
                    },

                    },

                    },

                    },

                    },

                        "data": "tough field for a woman and that you "
                    },

                        "data": "must have a thick skin and be willing "
                    },

                        "data": "to put in the work in order to succeed. "

                        "data": "She says, for instance, that can mean "
                    },
                    {
                        "data": "long hours and structuring your time "
                    },
                    {
                        "data": "to be able to manage the demands "
                    },

                        "data": "and hours the industry requires. "
                    },

                        "data": "She says she is proud to have "
                    },
                    {
                        "data": "achieved her current role, to have the "
                    },

                        "data": "responsibility of the job and to be "
                    },

                    },

                    },

                    },
