Mill Creek breaks ground on Modera Aventura Tower in Northeast Miami-Dade

Construction has begun on the second phase of a mixed-use residential project in northeast Miami-Dade County, as Mill Creek Residential moves ahead with Modera Aventura South, a high-rise building that will include 251 rental units and more than 2,500 sq. ft. of retail space.

The site, located at 2681 NE 191st Street in the Ojus neighborhood, is part of a broader redevelopment effort in an area transitioning from industrial use to residential and commercial development. It sits near the Aventura Mall and a Brightline commuter rail station, and is a short drive from Interstate 95.

Modera Aventura South follows the first phase of the project, which includes 420 homes and 6,400 sq. ft. of retail and is expected to begin leasing in October. Together, the two buildings will deliver nearly 700 residential units and close to 9,000 square feet of commercial space to the area.

The development is one of several new residential projects in the Aventura-Ojus corridor, where rising demand and proximity to major infrastructure have made the area a focus for higher-density, transit-oriented construction.

The new building will include a mix of one-, two- and three-bedroom apartments, with penthouse and den options. Construction is expected to be completed in fall 2027.
