Ground breaks on 150-unit affordable senior housing project in Pembroke Park

Construction has begun on Ekos Pembroke Park, a 150-unit affordable senior housing development on a site along Southwest 41st Street in southern Broward County.

JWR Construction is serving as the general contractor, with Reprtwar as architect and HSQ Group as civil engineer. Completion is expected in summer 2027. McDowell Housing Partners is the project developer, and Miami Jewish Health is the nonprofit co-developer and co-owner.

The 10-story building will offer one-bedroom apartments for older adults earning up to 80% of the area median income. Units will range from 657 to 680 square feet and include energy-efficient appliances, granite countertops, tile backsplashes and ceiling fans, according to project documents. The development is pursuing Florida Green Building Council Silver certification.

Planned amenities include on-site management, a clubroom, fitness space, package lockers, bike storage and six electric-vehicle charging stations. The Area Agency on Aging of Broward County will lease a commercial space to host an office providing on-site supportive services for residents 60 and older.

Financing for the $64.7 million project includes tax-exempt bonds and a HOME-ARP loan through the Housing Finance Authority of Broward County, a Live Local State Apartment Incentive Loan from the Florida Housing Finance Corp., Low-Income Housing Tax Credit equity from U.S. Bancorp and senior construction and permanent loans from R4 Capital.

Ekos Pembroke Park is Miami-based McDowell Housing Partners’ 16th affordable housing development to begin construction in Florida and its second in Broward County.
