Green Mills, Trinity Church to develop $36M affordable housing community in Haines City

Green Mills Group, in partnership with Trinity Church, announced plans to develop Trinity Village, a $36 million-plus affordable housing community for senior residents in Polk County.

The garden-style development will feature 102 apartments and is designed to meet or exceed the National Green Building Standard (NGBS) certification for sustainable construction. Residents will have access to amenities including a clubroom, game room, interactive library, gym, and on-site management and maintenance services.

Trinity Church has entered a long-term ground lease with Green Mills, allowing the church to maintain ownership of its legacy property while serving as co-developer and co-general partner of the project.

The project received a competitive 9% tax credit allocation from the Florida Housing Finance Corporation (FHFC) in summer 2024. Financing is expected to close in the fourth quarter of 2025, with construction anticipated to begin shortly afterward and completion targeted for 2026.

Green Mills Group will serve as developer, owner, and asset manager for the project. Lenders include the Florida Housing Finance Corporation and the city of Haines City, while a limited partner is yet to be determined.

Trinity Village is part of ongoing efforts in Florida to expand affordable housing options for seniors, combining sustainable design, modern amenities, and long-term community impact.
