AD1 Global is proposing a trio of select service hotels totalling 429 rooms on more than 57 acres in the southwest corner of Orange County.

Located at 17509 Bali Blvd., northwest of the Avalon Rd. intersection and 7.7 miles west of Disney’s Animal Kingdom in Winter Garden, the 57.6 undeveloped acres were bought by an AD1 affiliate in Sept. 2013 for $800,000.

ADI president and CEO Daniel Berman said the development would cost upwards of $60 million to build. He said the company is in talks with hotel flags that could brand the hotels, but none have been finalized.

Kissimmee-based Franklin, Hart & Reid is the listed as the civil engineer on the project and Cuhaci & Peterson is the architect.

Plans for the project, dubbed Cassis Development PD Hotel Site, show three hotel sites of seven floors with 143 rooms each with surrounding surface parking along Bali Boulevard.

In addition, several  amenities have been planned for the site, including multiple water features, a FlowRider surf machine, lazy river and playground, a splash zone, a 2,400-square-foot restaurant, a clubhouse, a tiki deck bar, a pool with waterfall island and multiple sandy beaches leading into a lake.

“We have been seeing what is happening in the Orlando-Kissimmee area with all the expansions at Disney and Universal and how the tourism is growing every year. After all the properties that we have done there, we are starting to get a better understanding of the area and we believe this will work in Orlando,” he told Orlando Business Journal.

AD1 expects by the end of the first quarter of 2017 to have a development plan approved by Orange County, flag agreements in hand and work started on detailed architectural plans.
