Construction has started on Gateway Osceola, a 252-unit apartment development in Osceola County, Florida.
Muirfield Development announced the start of construction on the four-storey, Class A multifamily community, which will occupy approximately 12 acres in the NeoCity and NeoVation corridor near Osceola Heritage Park in the Kissimmee area.
BBL Building Company is serving as general contractor.
The development will include a mix of one-, two- and three-bedroom apartments with quartz countertops, stainless steel appliances, soft-close cabinetry and private garages.
Planned amenities include a clubhouse with co-working space, a sunken lounge and music room, a swimming pool with cabanas, a standalone fitness centre, a dog park and a walking trail around the property’s lake.
Construction follows the closing of long-term financing through the U.S. Department of Housing and Urban Development’s (HUD) 221(d)(4) program, arranged by Greystone. The site is also located within a Qualified Opportunity Zone.
Delivery is expected in summer 2028.
The project team includes Carr Architecture & Land Planning, led by Owen G. Carr, as lead architect; New York-based GKV Architects for interior design; and Daniel Rogers Landscape Architecture of Maitland, Florida, for landscape architecture.
Muirfield Development Principal Michael Corso said the project involved securing entitlements and long-term financing before assembling the construction and design teams.
The development is intended to serve an area experiencing employment growth and public investment around NeoCity and Osceola Heritage Park.
BBL Building Company Vice-President Patrick Bette said the company’s Florida team had worked with Muirfield through the preconstruction phase and was preparing to deliver the project on schedule.
