ANF Group tops out 153-unit senior living project in Delray Beach

Construction has topped out on All Seasons Delray, a 153-unit senior living community under construction in Delray Beach.

ANF Group Inc. is serving as construction manager on the project, which is being developed by Beztak on a 7.65-acre site at 15650 Lyons Road.

The development will include 92 independent-living units and 61 assisted-living units. Construction financing for the project includes a $75 million loan secured by All Seasons Delray LLC, a Beztak affiliate.

ANF marked the topping-out milestone with Beztak and project trade partners.The community is planned as a garden-style senior living development with one- and two-bedroom residences. The project will include a range of common and amenity spaces, including a swimming pool, landscaped courtyard, walking trails, library, game room, fitness centre, theatre, pub and dining areas, pottery and arts studios, multipurpose rooms and a medical centre.

Construction began in late 2025 or early 2026, and completion is expected in the first quarter of 2028.

The topping-out milestone follows the completion of the project’s structural framing and marks the transition into subsequent stages of construction, including building enclosure, interior build-out and installation of building systems.ANF Group, based in Miami, has experience delivering multifamily, senior living, health-care and institutional projects in Florida.

The All Seasons Delray development is part of Beztak’s All Seasons senior living portfolio, which targets independent and assisted living residents.
