CPPI to build $30 million Infusion Technology Center in Gainsville

Gainesville-based Trimark Properties announced in early July that it has selected Charles Perry Partners, Inc. (CPPI) as construction manager for its newest portfolio addition — its state-of-the-art, $30 million, eight-story Infusion Technology Center at UF Innovation Square, the first new privately-owned commercial building within the core of Innovation Square.  Sustainably designed by Jeffrey Raasch with FLAD Architects to achieve Green Globes certification from the Green Building Initiative (GBI), with civil engineering by Causseaux, Hewitt & Walpole, Inc., the Infusion Technology Center will feature over 150,000 sq. ft. of fully customizable Class A space including lab, research, retail and office.  When completed in 2014, it will offer retail and restaurant space at street level, plus high-tech wet/dry lab space, office space, and a rooftop terrace.  Complementing the adjacent Florida Innovation Hub, the Infusion Technology Center will feature cast-in-place concrete with precast curtain wall, metal wall panels, and terra cotta exterior skin elements.

“Trimark Properties is extremely excited to be working with Charles Perry Partners, Inc. (CPPI) on this premier project,” Trimark Properties’ managing partner John Fleming said in a news release. “We were pleased with the overall quality and professionalism of each general construction firm that submitted proposals, and wish to thank all involved for their time and effort.  However, CPPI’s level of professionalism, expertise, pre-construction knowledge, local experience, and quality of previous work completed for Trimark Properties were invaluable in helping to make our decision to partner once again with CPPI.” He added that Trimark is currently in lease negotiations with several tenants and that CPPI is set to break ground in the third quarter of this year.

The news release added: “Having constructed a number of award-winning projects for Trimark, CPPI also notably constructed the Florida Innovation Hub, the innovative LEED Gold Certified business incubator, under an $11 million design-build contract with the University of Florida.  At completion, the Innovation Square live/work/play environment will be a world-class 40-acre research community with nearly five million square feet of research/office space, labs, housing, retail and restaurants.  Mobiquity, a large international mobile app firm, and CurtCo, an international media firm, are located in Trimark’s recently renovated Building 237 at Innovation Square which offers high-tech office space.  In addition, MindTree Limited, a global IT and product engineering company, has selected UF Innovation Square as the site of its U.S. expansion.”

“Infusion Technology Center represents another step forward for the local economy here in Gainesville,” said Gainsville mayor Ed Braddy. “Two local companies — CPPI and Trimark Properties — are teaming up to build a pivotal project that will provide many jobs, create new opportunities, and meet the long-term needs of Gainesville.  We’re grateful to have the people behind this project working so hard to make Gainesville a better place to work and live.”

Gainesville City Commissioner Thomas Hawkins said: “Infusion is the next big evolutionary leap for Gainesville.  In this landmark, the community will see the pioneering, collaborative spirit of Innovation Square.  And it looks great.”

The news release says that Trimark focuses on highly specialized, niche developments immediately adjacent to the University of Florida, including high-tech research space, Class A office, ultra-luxury boutique apartments, fully-restored historic homes, private residence halls and more.  Since its founding in 1992, Trimark Properties remains committed to responsible growth through integrity and teamwork.  Trimark is also slated to develop INSPIREation Hall at Innovation Square, the first housing development in the U.S. to be designed from the ground up as an entrepreneurial live-learn residence hall.  It is projected to open in 2015.  Trimark is also the developer for Savion Park, the first housing component at Innovation Square which will be a modern, luxury boutique apartment community.  Trimark is also in the process of designing Nimbus, a co-work development which will be located at Innovation Square.
